Independent mold testing you can trust
Mold testing quantifies what a visual inspection alone can only suggest. We collect air and surface samples using calibrated equipment, ship them to an accredited third-party laboratory, and interpret the results in the context of your specific building. Because we don't perform remediation, our findings can be trusted by lenders, buyers, sellers, tenants and landlords alike.
Types of mold testing we provide
Air sampling with spore-trap cassettes is the most common method for detecting elevated indoor spore levels. Surface sampling — tape lift, swab and bulk — identifies what is actually growing on a suspect surface. Wall-cavity air sampling probes inside a stud bay through a small drilled hole to check for hidden growth without full demolition.
Every project includes an outdoor control sample. Without it, indoor spore counts are meaningless — the lab needs to compare your indoor air to what's normally floating outside your Encinitas home on a given day.
Laboratory analysis and species identification
Our accredited partner lab identifies mold genus and species, including Stachybotrys (often called "black mold"), Aspergillus/Penicillium, Chaetomium, Cladosporium and Alternaria. Results include raw and normalized spore counts, indoor/outdoor comparisons and a professional narrative interpretation.
When to consider mold testing
Water damage, musty odors, visible growth, allergy or asthma symptoms indoors, real estate transactions, post-remediation clearance, and pre-purchase due diligence are all common reasons. If you're unsure whether testing is warranted, call us — we won't recommend it if it isn't.

Standard lab turnaround is 3–5 business days; rush 24–48 hour analysis is available. Pricing depends on the number of samples and the size of the property, and we always quote a firm flat rate before scheduling.
