Moisture is the root cause of every mold problem
Mold cannot grow without moisture. That's why every credible mold inspection begins with moisture assessment. Our inspectors carry professional-grade pinless meters for non-invasive scanning and pin meters for exact-percentage confirmation, along with thermal cameras and hygrometers for humidity and dew-point analysis.
What we scan
Drywall, baseboards, framing, subfloor, tile grout, cabinet interiors under sinks, laundry walls, HVAC closets, window sills, exterior stucco, decks and any area with prior water damage. Findings are recorded and included in your written report.
Common Encinitas moisture sources
Slab moisture from failed vapor barriers, leaking window flashing on coastal-facing walls, shower-pan failures, roof and gutter overflow, HVAC condensate line issues, undetected plumbing leaks, and marine-layer humidity in poorly ventilated crawlspaces.
How we interpret moisture readings
Dry drywall reads below 1% on most pinless scales; wet drywall can read 60% or more relative. On pin meters, wood readings above ~20% and drywall above ~16–18% signal active moisture. We contextualize every reading against ambient humidity so a "high" number in a rainstorm isn't misread.
From detection to action
A moisture map tells you exactly where to focus repair, whether that's caulking, flashing, plumbing or grading. Because we don't sell remediation, our recommendations are purely diagnostic — you decide who fixes it.
